The space
The villa spans approximately 240 m² and accommodates up to nine guests across four fully air-conditioned bedrooms, each with an ensuite bathroom and walk-in shower.
The main level features a comfortable living room with sofas and television, a dining area with direct access to the garden, and a fully equipped kitchen. This floor also includes a laundry room and a guest toilet.
Two bedrooms are located on the first floor and two on the second floor. The sleeping configuration includes two double bedrooms and two twin bedrooms. Each of the double bedrooms benefits from a separate adjacent sitting area with television and sofas, one of which contains a sofa bed suitable for one additional guest.

The property is located in the town of Lezzeno, on the eastern shore of Lake Como. Nearby amenities include a water skiing club, boat rental facilities, and a restaurant, all within walking distance. The villa is approximately 9 km from Bellagio, offering easy access to the central Lake Como “Golden Triangle” of Bellagio, Varenna, and Menaggio. The town of Como is about 20 km away and provides shops, restaurants, and rail connections for day trips to Milan.
