Cancellation Policy

Every home in our collection sets its own cancellation terms, and we apply one standard condition to bookings cancelled close to arrival. This page explains how the two work together — and what to expect if your plans change.

1.Overview

Every property on Smiling House sets its own cancellation terms. These terms are shown on the property page before you book and are confirmed in your booking confirmation email.

In addition to the property's own terms, Smiling House applies a standard condition to all bookings cancelled close to arrival.

2.How it works

30 days or more before check-in

The property's own policy applies

Refer to the terms shown on your booking confirmation to see what refund you are entitled to. Many homes offer generous terms this far from arrival.

Less than 30 days before check-in

A minimum of 50% is non-refundable

A minimum of 50% of your total booking value is non-refundable. This applies to all bookings — including last-minute cancellations made days before arrival.

Where the property's own terms are more restrictive — for example, if the property is fully non-refundable — those stricter terms apply instead.

The 30-day point is calculated from your check-in date, using the local time at the property.

4.Non-refundable properties

Some properties are offered on a fully non-refundable basis. Where this is the case, it is clearly stated on the property page before you book, and no refund is available at any point after booking.

5.Changes to your booking

Date changes and other amendments are handled separately from cancellations and are subject to the property's availability and approval. Contact us before making any changes — a cancellation and rebooking will be treated under the terms above.

6.No-shows

If you do not arrive at the property and have not cancelled your booking, the stay is treated as a cancellation made less than 30 days before check-in, under the terms above.

TO CONFIRM: no-show treatment is pending approval and may be superseded by the final published policy.

7.How to cancel

To cancel a booking, contact us through your booking confirmation. Please include your booking reference.

Approved refunds are processed to the original payment method.

TO CONFIRM: no cancellation contact email is configured in site settings, and the number of working days for refund processing has not been supplied. Both are pending approval — neither has been invented here.

  • Where a property's own terms are stricter than the standard condition above, the property's terms prevail.
  • The 30-day point is calculated from your check-in date, using the local time at the property.
  • Property-specific conditions — such as event-period stays or long-term bookings — may carry their own cancellation terms, stated at the time of booking.
  • We recommend appropriate travel insurance covering cancellation for all bookings.
